Vacation Rental Home Policy:
We rent to family groups only and responsible adults over the age of 25. Designate one person in your party to be responsible for all payments and correspondence regarding your reservations and plans. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation. Occasions such as parties, weddings, receptions, company gatherings or picnics must be requested in advance and approved by Cobb Real Estate. We can not rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups with or without adult supervision. Our brochure indicates the maximum number of guests allowed in each house. It is important to respect these occupancy guidelines for maximum enjoyment of your beach home. You will be expected to fill out the guest registration form and return it with your signed contract. You have seven days after booking to confirm your reservation. Advance payments 3 weeks out must be paid by check Money Order or Cashiers Check. Sorry, we do not accept credit cards for advance payments Note: All the rental homes need a day after departure for maintenance, inspection and to sanitize each home. Every effort has been made to insure the accuracy of this information; however, it is not guaranteed. At Cobb Real Estate we work hard to maintain a quiet family atmosphere for the enjoyment of our guests and neighbors. Cobb Real Estate cannot predict construction plans in the area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience that may result, but have no control in these situations and are not able to facilitate relocations or refunds.
Reservations:
Winter Season: September 10, 2011 to May 17, 2012 Summer Season: May 18, 2012 to September 6, 2011 During the months of March, April and some of May will require an additional security deposit. WE ADHERE TO A NON-SMOKING POLICY IN OUR VACATION RENTAL HOMES. NON COMPLIANCE TO VACATION RENTAL HOME POLICY AND PET POLICY ARE GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND.
Arrival Time:
Check-in time for all guests is 4 PM. Please do not pressure our staff to let you check in before 4 PM. Cobb Real Estate does not accept personal checks at check-in - only cash, cashier checks or money orders will be accepted at this time. To make your check-in easier, especially during the busy summer time, please have the balance of your vacation rental home fee paid before check-in. You may send in a personal check if your check arrives at our office no later than two weeks before check-in. Under no circumstances do you enter your vacation rental home before check-in at Cobb Real Estate.font color="red"> Note: All the rental homes need a day after departure for maintenance, inspection and to sanitize each home. Things you need to bring with you
Paper products, hand and bath soap, shampoo and conditioner, dish and laundry detergent, condiments, garbage bags, beach chairs, umbrella, cooler, cleaning supplies, large gumbo pot, blender, charcoal and charcoal starter,mosquito repellent, oh and if you are renting a pet friendly home don't forget to bring Fido
All our homes are individually owned and houses are furnished as per the owners taste.
Departure Time:
Check-out is promptly at 12 PM. Drop the keys off at the Cobb Real Estate office and let us know how much fun you had during your stay. Reminder: Any keys not returned at check-out will be subject to a $25 charge. Please make sure you have all your belongings when you depart. Cobb Real Estate is not responsible for left or loss items.
Late Check-In:
Cobb Real Estate is no longer honoring after hour rental check-ins. Please contact the front rental desk if there is ANY change in your rental schedule. If the agent has agreed to a late check-in please bring 50.00 cash for the agent that agreed to the late check
Cancellations and Refunds:
We understand there can be unforseen emergencies that could cause you to cancel your reservation. We'll try to resolve the situation with you. However, please note our cancellation policy. Twenty one (21) days prior to your date of arrival, you will receive a full refund except for the $30 cancellation fee and $30 reservation fee. Once your reservation is confirmed with the advanced payment and the signed contract, any cancellation, changes of date, or switching of homes will invoke our cancellation policy. Cobb Real Estate reserves the right to substitute an equal beach house if necessary, or at our discretion, make a full refund. There is no refund for appliance failure, utility failure or circumstances beyond our control. We do not give refunds for rainy days or overcast skies. We also do not charge more for sunny skies. Refund checks are issued 30 days after departure.
Advance Reservations
For 2012 reservations please call Cobb Real Estates office at 1-800-880-2622 to book a year in advance. We do charge 100.00 Deposit which is non refundable if you should decide to cancel.
Linen Service:
Cobb Real Estate has a wonderful new linen service available to our Renters. This linen service is now optional for all of Cobb Real Estate Vacation Rental Homes. Additional Linen charges apply for extended stays call the rental agent for details and prices.
Pet Policy:
We have plenty of "Pet Friendly" homes for your consideration. Be sure to ask about these particular homes when you call to reserve your rental. There is a $100.00 pet fee (per pet) which is due at the time of reservation. Pets of any kind are forbidden in or on the premises of homes that are not pet friendly. Violation of the pet policy may result in your security deposit being held and/or immediate eviction with out refund. If you plan to vacation with more than one small pet, notify the reservation desk for details.
Golf Cart Rental:
There are a few companies offering golf cart rentals here at the beach, give us a call and we'll be more than happy to refer you to one of them.
Maintenance and Emergencies:
We have a terrific maintenance staff. If you have a problem, give us a call. We will have a resolution for you within 24 hours after you notify us. We want you to have a trouble-free vacation.
Damage To Your Vacation Rental Home:
You will be responsible for all damages to your vacation rental home and its contents. All costs associated with repairs, excessive clean-up or replacement of contents shall be deducted from the damage deposit. In the event the damage deposit does not cover the cost of repairs or replacement, you will pay the cost within 15 days of being notified of the cost. All of our rental homes are sanitized for your comfort. Any excessive cleaning will come out of your security deposit.

Rental Home On The Sales Program:
Some rental properties are for sale. If the home you have rented from Cobb Real Estate does indeed go into the sales program, a Cobb Real Estate Sales Agent may contact you to schedule a viewing or an inspection. Your inconvenience will be minimal. If your rental home should sell before you arrive, we will do our best to move you to another rental home of equal value or give you a full refund.
